What The Landings does to a window
Skidaway Island is surrounded by salt marsh and tidal creeks, and that is what the glass has to live with. Homes on the Skidaway River, Delegal Creek and the lagoons take a damp salt film on any east or northeast wind, and the big lanai sliders and window walls that face the water show it within a few weeks of a cleaning. In a nor'easter the spray carries well inland from the marsh edge, and the film dries hard in the sun the next day.
Inland on the island the problem is the canopy. The Landings was built under mature live oaks and loblolly pines, and from late February through April the pollen coats every pane. Spanish moss and oak leaves drip tannin after every rain for the rest of the year, and the heavy shade over the lagoon lots keeps north-facing glass damp enough to grow mildew along the bottom edge of the frames. Sprinkler systems that pull from the lagoons add a mineral line on the lower panes.
Marsh-front and creek-front homes at The Landings do best on an every-two-months plan. Homes on the golf courses and the interior lagoons do well quarterly, with the inside glass done once a year either way. We keep the Landings vendor pass current and send a text the morning of each visit so the gate is expecting us and nobody has to wait at home.

How much does window cleaning cost in The Landings?
First-clean pricing varies by home size and service package. A first cleaning, inside and out, is $259 for a home up to 2,000 square feet, $329 for 2,000 to 3,500 square feet, and $429 for larger homes on our Silver package. After that, a quarterly maintenance plan runs $60, $77, or $100 a month for those same home sizes. Oceanfront and riverfront estates get a custom quote.
How often should windows be cleaned in The Landings?
Every two months for homes on the marsh, the Skidaway River or Delegal Creek, where salt builds up fast on the water side of the house. Quarterly for homes on the golf courses and lagoons, which keeps pollen and tannin drip under control. Most people have the inside glass done once a year.
Do you work in the gated communities?
Yes. We work in The Landings every week and know the gate procedure at both entrances, and we also work in Dutch Island and Burnside Island nearby. Just add us to your gate list or tell us the procedure when you book.
Can you remove hard water spots from sprinklers?
In most cases, yes. Mineral spots from sprinkler overspray need a dedicated treatment rather than regular cleaning. Tell us about them on the quote form and we will look at them on the first visit.
